Picking a Floor Plan at Riverlights: Which Wilmington Apartments for Rent Give the Best Water Views for the Rent

Apartment living room and dining nook opening onto a balcony overlooking a peaceful waterway and marsh.

The best value for a water view usually comes from matching the right floor plan with the right available unit, not just the biggest layout. View, floor level, and balcony direction all shape what you see and what you pay, so compare specific available apartments side by side and confirm the view in person before you sign.

At Oasis at Riverlights, our leasing team can help you sort through current options. To ask which units fit your wish list, reach out to our team or call (910) 631-5465.

How do view, floor level, and balcony orientation affect price?

In many apartment communities, units with more desirable views or higher floors can carry a higher rent than similar layouts without them. The view you get depends on which way the apartment faces, how high it sits, and what is between your balcony and the horizon.

Our community sits within the Riverlights Coastal Community along the Cape Fear River, in the heart of Marina Village. Because views can vary from one building and floor to the next, two apartments with the same floor plan may look out on very different scenes.

Balcony orientation matters for more than the view. A balcony that catches morning light can be a peaceful spot for coffee, while an afternoon-facing balcony may get more sun and heat in a Wilmington summer.

Floor level affects daily life, too. Higher floors may offer a wider view, while lower floors can mean easier access for groceries, pets, and gear. When you call, ask our team which available units face the river or the marina, and how their rent compares to similar units without that view.

Which Riverlights floor plans should you compare?

Start by narrowing your choices by bedrooms and size, then look at which of those plans are currently available with the view you want.

Our one-bedroom plans include The Shoal at about 676 square feet, The Tide, The Breaker, and The Jetty at about 784 square feet, and The Dune at about 821 square feet.

Two-bedroom, two-bath options include The Drift, The Shore, The Dockside, and The Seabreeze, ranging from about 1,102 to 1,270 square feet. The Cape is our three-bedroom, two-bath plan at about 1,422 square feet.

A smaller plan in a great spot can sometimes offer more everyday enjoyment than a larger one with a less appealing outlook. On the other hand, extra space may matter more if you work from home or have guests often.

Square footage is approximate, and plans can change, so confirm details with our leasing team. Compare all of our floorplans to see the layouts.

How should you weigh a premium view against the rent difference?

Think about how often you will actually enjoy the view, then compare that to what it adds to your rent over the full lease. A view you see every morning and evening may be worth more than you expect. One you rarely notice may not be.

Try a simple exercise. Take the monthly difference between two similar units and multiply it by the number of months in your lease. Then ask yourself whether that total feels worth it for the way you will use the space.

A retired couple came to us while downsizing from a house they had shared for decades. They had taken up birdwatching and really wanted a water view so they could watch for birds together.

The wife gently reminded her husband that they also needed to think about other things, like closet space. That balance is exactly the right approach. A view can be a daily joy, but it should not cost you the storage, layout, or comfort you need to live well in the space.

What layout details matter as much as the view?

Closet space, kitchen layout, natural light, and how rooms connect all shape daily life. A great view is best enjoyed in a home that also works for your routine.

Check where the living room sits in relation to the windows and balcony. Some layouts put the best view in the living area, while others favor the bedroom. Think about where you will spend the most time looking out.

Storage is easy to overlook when you are focused on the view. Look at closet sizes, pantry space, and where you would keep larger items. Our community also offers storage units, bike and kayak storage, and garages available for residents who need more room.

If you are downsizing, measure your favorite furniture before your tour, and bring those numbers with you. It is the easiest way to know whether a plan will feel comfortable on move-in day.

How do you find and tour the right available unit?

Check current availability, ask which units match your view and layout priorities, and then tour the specific apartment you are considering, not just a model.

Our rates start at $1,399, and we currently have limited-time offers, including half a month of free rent and a credit on application and administrative fees for the next five applicants. Ask our leasing team for details. You can also check our availability page.

During your tour, step onto the balcony, look out every window, and notice the light. If you can, visit at the time of day you are usually home, so you see the view the way you will live with it.

We are located at 4027 Watercraft Ferry Avenue in Wilmington. The leasing office is open Monday through Friday from 9 am to 6 pm and Saturday from 10 am to 5 pm.
