For most renters, leasing one of our Riverlights apartments for rent follows a simple path: apply online, get a screening decision within a few business days, pay your deposit and sign the lease, then pick up your keys on your lease start date. Knowing each step ahead of time makes it easy to plan your move in Wilmington without guesswork.
Applying for a new home can feel like a leap into the unknown. It shouldn't. At Oasis at Riverlights, we keep renters informed from the first click to the first night. If you're ready to apply or just want to talk through timing, call our leasing team at (910) 631-5465.
Your application goes into review as soon as it's complete, with the fee paid and every adult applicant submitted. From there, the leasing team starts screening and reaches out if anything is missing.
A complete application is the biggest factor in how fast things move. That means a photo ID, proof of income such as recent pay stubs or an offer letter, rental history, and details for any pets. Every adult who will live in the apartment applies separately, so roommates and partners should submit at the same time. If you're relocating to Wilmington for a new job at the port, the hospital, or one of the growing employers around town, your offer letter usually works as proof of income before the first paycheck.
You can review current apartment rentals and choose your floor plan before applying, so your application is tied to the specific home you want. Ask about the unit number, the rent, and the lease start date, so everyone is working from the same details.
Screening typically looks at income, rental history, credit, and a background check. Most decisions come back within a few business days when everything is submitted up front.
Delays usually come from small things: a previous landlord who is slow to answer, a missing document, or a co-applicant who hasn't finished. Giving your current landlord a heads up that we may call can shave a day or more off the process. If anything needs clarifying, the leasing team will contact you directly. If your credit history is thin, say as a recent UNCW graduate, ask whether a guarantor or an additional deposit is an option. Being upfront about anything unusual usually speeds things up.
Once you're approved, you'll get the next steps in writing, including the deposit amount, what's due before move-in, and your lease for signature. Read it carefully and ask questions. It's your home, and you should understand every line before you sign.
It depends mostly on when the apartment is ready and what lease start date you choose. If the unit is ready now, you can often move in within a couple of weeks of approval.
Between approval and move-in, you'll sign the lease, pay any required deposits and fees, and show proof of renters insurance. In Wilmington, you'll also need to schedule electricity with Duke Energy, and check with the leasing office about how water service is handled for your unit. Set internet installation for move-in day or the day after, since appointments can book up.
On move-in day, you'll pick up your keys at the leasing office during business hours, Monday through Friday from 9 to 6 or Saturday from 10 to 5. Plan your arrival accordingly, especially if your movers are coming from out of town. If you'll arrive in Wilmington before the apartment is ready, book a short stay nearby instead of asking movers to hold your belongings for days.
Build your moving plan around your confirmed lease start date, not the date you hope for. Book movers, deliveries, and utilities only after that date is in writing, and confirm it twice.
One renter thought every part of the move was perfectly coordinated, until a new sofa was delivered three days before the lease started. We worked with them to confirm the move-in timeline so the rest of the furniture didn't show up at a locked apartment. It's an easy mistake, and one worth avoiding.
Give yourself a buffer of a day or two between key pickup and big deliveries, and walk the apartment with the move-in inspection form before your furniture arrives. If you'll be bringing bikes or a kayak to enjoy the river, ask about storage space when you sign. When you're ready to start, call (910) 631-5465 or begin your application with us. We'll guide you through every step.
